The Planning Commission voted 5–0 to approve Development Plan Approval case number 1018 and adopt Resolution 321-2026, allowing a 9,943-square-foot concrete industrial building addition at 13772 Firestone Boulevard for Lefell Manufacturing Company.
Assistant Planner Cynthia Alvarez presented the project, describing the property as a multi-building manufacturing site on approximately 7.95 acres with the affected project footprint limited to roughly 0.47 acres. Alvarez said the proposed building measures about 81½ by 122 feet with limited office space (approximately 400 sq ft), four roll-up doors, and setbacks consistent with zoning requirements. She reported the applicant would provide 221 parking spaces overall (including required accessible stalls), which exceeds the parking requirement for the site. Staff recommended the commission determine the project is categorically exempt under CEQA section 15332 (infill development), find the proposal consistent with the general plan and M2 freeway overlay zone, and adopt Resolution 321-2026.
No public comment was received. Commissioners had no substantive questions. After a motion and second, the commission approved the project by roll-call vote (five ayes). Staff noted a 14-day appeal period.
The approval allows the specified industrial addition as described in the staff report and is conditioned on the findings and conditions in Resolution 321-2026. Staff stated the project would not expand the site beyond the described footprint, would not introduce sensitive habitats, and was not expected to generate significant additional traffic, noise, air quality, or water-quality impacts under the cited CEQA exemption.
