The Planning Board voted May 12 to grant a special permit with site-plan approval for 12 Meadow Parkway to allow redevelopment of a single-family dwelling with an attached accessory dwelling unit (ADU), with the condition that the ADU not exceed 50% of the main dwelling’s area.
A representative for Tresca Brothers, Mike Tampitro, and the applicant described plans to tear down the existing house and build a new main dwelling of roughly 1,790 square feet with an attached ADU of about 896 square feet. The board discussed the ADU size relative to the bylaw and noted the application’s figures were close to nonconforming thresholds. "If these numbers are accurate, that's nonconforming," a board member said; board members agreed to include a stipulation limiting the ADU to no more than 50% of the main building area to ensure compliance.
The applicant confirmed the units will be on municipal water and sewer and that the new dwelling will use the same plan approved for an adjacent lot. After closing the hearing, the board moved, seconded and approved the special permit by voice vote with the 50% size condition.
Board members noted final permitting and building-permit review will confirm parking, occupant load and dimensional compliance during plan-review and building-inspector review.
