The Planning & Zoning Commission approved a five‑lot preliminary plat for a small infill subdivision named Gates Way at 3634 Jason Avenue during the March 13 meeting.
Surveyor Chris Adams, representing 1324 East LLC, said the existing house on lot 1 will remain and lots 2–5 will be accessed by a private drive; sewer service will be provided through an existing easement installed with the adjacent Gateway North development and water will be extended through a new utility easement across the front of the lots if necessary. Adams said turnaround and fire access requirements remain to be coordinated with the fire department.
Matthew Lewis, senior planner, summarized staff findings that the plat conforms to municipal code and that the applicant is using infill and redevelopment standards (Title 17) where lots are below the typical minimum. Notification requirements were met and staff recommended approval with three conditions described in the staff report.
Commissioner Roger Fry moved to approve the preliminary plat application; the motion was seconded and passed on roll call with unanimous votes. Staff and the applicant will resolve engineering details, easements and turnaround requirements as part of final plat processing.
