The Pocatello City Planning & Zoning Commission approved the preliminary plat for Greenfield Meadows divisions 6, 7 and 8 during its March 13 meeting, moving the multi‑phase residential development forward with staff‑recommended conditions but without a previously proposed waterline extension.
Developer Ryan Satderfield told the commission the project continues prior Greenfield Meadows phases and will be recorded as three phased divisions: Division 6 (2.93 acres, nine residential lots), Division 7 (10.7 acres, 25 residential lots and one stormwater lot) and Division 8 (10.32 acres, 26 residential lots and one stormwater lot). Satderfield and staff agreed to remove development condition #1 (a waterline connection that staff had originally proposed); Satderfield said other staff conditions in the memorandum were acceptable.
Matthew Lewis, senior planner, said staff finds the application compliant with applicable municipal code (16.20.050) and summarized phasing rules and notice compliance. "All standards such as minimum lot size and applicable standards shall be met as part of the development," Lewis said; staff noted that the phased preliminary plat is subject to timing limitations and conditions tied to final plat approval.
No public opposition or written comments were reported for this item. Commissioners briefly questioned whether any of the subject parcels border public land and discussed the removal of the waterline requirement; the commission approved the preliminary plat with the amended condition.
Motion and vote: Commissioner Roger Fry moved to approve the preliminary plat application for Greenfield Meadows Divisions 6, 7 and 8 with conditions listed in the staff report and the agreed removal of development condition #1; motion was seconded and carried on roll call (recorded votes were unanimous). The commission authorized the chair to sign findings of fact and decision.
