Commission approves special-use permit to convert former Colonial Golf Course into contractor offices with storage limits

The Planning Commission voted to recommend approval of a special-use permit to reuse the former Colonial Golf Course property at 8285 Dascan Road for two local businesses: GB Glass LLC and Atco Fasteners.
Senior planner Miss Jakura presented the application as an adaptive reuse of existing buildings and site improvements, noting the proposal would not expand development into rural lands and had limited traffic impacts. During review, staff and commissioners focused on outdoor storage conditions, screening, permitted vehicle types and required stormwater remediation for an eroded pond outfall.
Applicant representative Chase Grog of Lantech Resources said the businesses planned limited outdoor storage of contractor vehicles, trailers and neatly contained materials, and asked for clarified wording in condition four to prohibit loose stockpiles and shipping containers while allowing fenced storage of materials that will not generate dust or runoff. "This proposal represents a true adaptive reuse, bringing productive life back to existing improvements without expanding development into untouched areas," Grog said.
Staff confirmed the applicants must either rehabilitate the existing stormwater pond to its previously permitted design or redesign it to current stormwater standards as part of site work; site plan review will address screening specifics and landscape requirements. The commission approved the SUP with the applicant's modified condition restricting loose materials, banning shipping containers on the property, requiring fenced storage not to exceed fence height, and prohibiting larger heavy construction vehicles except one bulldozer and one backhoe not visible from Daskin or Hockaday roads.
The motion carried by roll call; the recommendation will go to the Board of Supervisors.
