Kevin Crusadian represented RD Cinto/305 Subway LLC in a request to permit an accessory generator in the front yard at 300 Subway. Crusadian explained wetlands and a deed‑restricted conservation area occupy much of the rear property, and the on‑site transformer box is located near the Subway Street frontage. For reliability and proximity to electrical infrastructure the applicant requested the generator be sited at the front of the property.
Board members said placing the generator near the street keeps mechanical noise farther from the adjacent residential neighborhood to the rear and that visual impacts could be addressed by screening. Crusadian agreed that fencing or plantings are feasible and could be required as a condition.
Mr. Soda moved to approve the front‑yard generator variance conditioned on screening around the generator and LP tank and compliance with submitted materials. The motion carried unanimously. The board noted similar prior approvals (e.g., a pump house at Boys & Girls Village) and found this placement preferable on the constrained parcel.
The applicant will incorporate screening into permit drawings and proceed with building and electrical approvals as required.
