On March 9 the Davidson County Board of Commissioners approved a rezoning request in Arcadia Township to allow a retail/display lot for modular homes.
Rick Laneir, who said he lives on Lynwood Southmont Road and is under contract for the property, told the board he intends to operate a display and sales lot for modular homes and said he could offer models that could keep some entry-level homes below $200,000 if customers already own sites. Laneir described the request as consistent with the existing commercial node along NC Highway 150.
Neighbor Charlie Oliver spoke in favor of good neighbor relations but raised two concerns: a drainage/retention pond on the parcel that sometimes floods and a suggestion for a fence along the shared property line. Laneir said he planned to eliminate the old irrigation/retention pond, pipe runoff and install riff-rap where natural flow needs assistance.
Planning staff recommended approval based on consistency with the land-development plan and surrounding commercial uses. After public comment and staff presentation the board voted to approve the rezoning and adopt a consistency statement.
Why it matters: the rezoning converts a parcel at Community Road and NC 150 from RC (rural commercial) to HC (highway commercial), enabling the applicant's proposed retail sales use for modular/home displays and influencing the county's small-scale commercial development pattern in the Arcadia corridor.
