1505 Fairbanks Road (rezoning case): Staff said the applicant requests R8 conditional use for approximately 0.45 acres to allow up to two detached single-family lots (minimum 8,000 sq ft lots) with right-of-way dedication, sidewalk frontage improvements on Fairbanks Road, and two-car garages wired for future EV charging. Staff noted that, under state exempt‑subdivision rules, certain LDO site-development standards (buffers, streetscapes) might not apply at building-permit stage unless added as zoning conditions; the applicant offered frontage and sidewalk commitments.
6708 Bandelier Lane (rezoning case): The applicant seeks R20CU to allow a detached dwelling on a 0.5-acre parcel within the Carpenter historic special planning area and the national register historic district. Staff noted the site fronts Bandelier Lane and the Parks plan has shifted a previously proposed greenway off the parcel; the applicant offered architectural conditions to respect the historic context. Both items will be evaluated by Planning & Zoning and return to council later this year.
