A private company presented a concept Jan. 20 to convert a former service station site near Vernon Avenue into a public fast‑charging hub with a small driver lounge and unmanned convenience store.
Representatives from Ayana described a 14‑bay project with seven 400‑kW dual‑port fast chargers capable of serving most North American EVs, a driver lounge with Wi‑Fi and restrooms, and a small automated convenience area (Amazon‑style walk‑in technology). The company estimated the site investment at roughly $1–2 million and said it would install dimmable, shielded LED lighting and consider smaller canopies to reduce neighborhood light spill.
Residents and council members raised questions about hours (24/7 charging vs. limited hours), lighting and the visual scale of canopies, pedestrian and bicycle access, trash and maintenance schedules for an unmanned site, and whether the lounge could be used safely as a community space. Ayana said sites are remotely monitored 24/7, are serviced regularly by contract crews, and that automated entry for the convenience store could be gated after evening hours while a lounge would remain accessible for daytime community use.
Council members suggested the company explore lower light profiles, additional screening, EV bike charging and bike racks, and local vendor partnerships for the store. Staff noted the site is zoned for the proposed use but that a comprehensive‑plan amendment or variances may be required for parking and driveway configuration; staff said formal site review would examine those details.
No approvals were granted at the meeting; presenters will work with staff on design revisions and technical issues (stormwater, Xcel power connections and pedestrian access) before any formal application.
