The Boone County Board of Commissioners on April 28 approved two conditional‑use permit applications that allow property owners to split acreages for new single‑family residences in A‑1 agricultural zoning.
At a public hearing opened at 10:05 a.m., Ryan and Karissa Zwingman sought permission to split a 5.22‑acre parcel from a fractional southeast quarter for a family dwelling. Zoning Administrator Victoria Olson told the board the proposal met A‑1 zoning standards — a parcel minimum of five acres, access to a main road and no more than two houses per quarter — and that no Waiver of Distances was required. The Board closed the hearing at 10:07 a.m. and approved the permit on a unanimous vote (motion by Brian J. Yosten; second by Matt Niewohner).
The board then opened a second hearing at 10:15 a.m. for an application by Calab Steinbach to split a 5.51‑acre parcel in a fractional southwest quarter for a family home. Olson again confirmed compliance with A‑1 requirements and said the Planning Commission recommended approval; the hearing closed at 10:16 a.m. and the board approved the conditional‑use permit (motion by Brian J. Yosten; second by Matt Niewohner).
Both approvals were recorded with unanimous roll‑call votes. The minutes indicate the owners of the Zwingman parcel are James and Nancy Zwingman and the owners of the Steinbach parcel are Daniel and Cindra Steinbach. No variances or waivers were requested or required, according to the zoning administrator.
