On May 14 the Wilmington Historic Preservation Commission approved after‑the‑fact review of the location of a 12'x12' accessory structure at 214 McCrae Street that was built outside the footprint originally approved in a prior COA.
Staff explained that during foundation inspection the concrete block foundation was found to extend beyond the originally approved limits into an HOA common area. The accessory structure footprint and materials (fiber cement siding, Pella Impervia fiberglass windows, Timberline shingles) remain as previously approved; the request was limited to acceptance of the revised location about 5 feet from the HOA’s rear property line.
Staff also noted a January 14, 2026 letter from Shelley Grindoff, president of the Victoria Condominium HOA, stating the HOA voted to grant the owner permission to use an 8‑foot extension into the former common area for several units. The applicant, David King (owner of unit 214), said the work began after an HOA discussion and that construction halted when inspection flagged the location; he said the goal is to reclaim an underused common area and to refence and finalize the structure legally.
Commissioners added a condition referencing the original COA and standard installation and material requirements. The motion to approve the after‑the‑fact location passed by voice vote.
