Planning commission defers Lewis Road extension vote to June amid debates over road standards and precedent

The Dickson County Planning Commission on May 14 deferred action on a proposal to extend Lewis Road (Tax Map 114, Parcel 001.00118) so the commissioner representing the 12th District could be present at the next meeting.

The item prompted extended discussion. A member of the public and a ninth-generation local landowner urged the commission to allow a short extension and a turnaround so family members could split the 100-acre farm into several lots and move onto family land. The property owner, Mark Garton, told the commission the family would pay to construct the short extension and requested an approximately 50–100-foot extension and a 50-foot turning circle to provide road frontage for several parcels.

County highway staff and counsel advised that new subdivision infrastructure generally must be built to county road standards and warned the commission that granting a variance could set a precedent that would require the county to accept and later maintain nonstandard roads. The highway representative said, "those subdivision regulations are there for a purpose," and urged commissioners to stick to standards for roads being taken into the county maintenance system.

After debate about balancing family requests against long-term precedent and taxpayer obligations, a commissioner moved to defer the preliminary plat; the motion was seconded and passed. The item was deferred to the June 2026 meeting of the Dickson County Planning Commission.

What happens next: The applicant may return to the commission at the June meeting when the district commissioner is present. Staff said any infrastructure ultimately dedicated to the county must be constructed to county standards and that if commissioners consider a variance they should consider language to limit precedent.
