Planning commission approves Old Number 1 Estates preliminary plat with preservation condition for historical marker

The Dickson County Planning Commission on May 14 approved the preliminary plat for Old Number 1 Estates (Tax Map 072, Parcels 020.09 and 020.1 at Yellow Creek Road and Old Number 1) with a condition that the Tennessee Historical Commission marker on the property be left undisturbed.
A commissioner asked whether the historic marker—described in the meeting as a state historical-commission metal plaque—was shown on the preliminary plat and what protections would be required. Planning staff and the chair advised that the final plat must substantially conform to the preliminary plat and that the commission could include a condition so the marker would remain in place. The commission incorporated that language into the motion to approve.
The motion to approve the preliminary plat with the stipulation that the historical marker remain undisturbed was moved and seconded and the chair declared the ayes to have it.
What happens next: The applicant will return with a final plat. Staff asked that the final filing show required signatures, fire-hydrant locations and other details omitted from the preliminary filing. If the final plat does not meet the conditions, staff indicated the commission could withhold final approval.
