Plan Commission backs Shadow Equipment's at‑risk parking expansion at Kildeer Drive with variances

The Plan Commission on Sept. 17 recommended approval of an amendment and associated variances permitting Shadow Equipment to add 12 parking stalls at 580–590 Kildeer Drive.
Planning & Zoning Administrator Jake Schmidt said the 2.28‑acre O‑1 site houses an office/distribution facility for Shadow Equipment. Due to immediate parking needs, the company installed the proposed parking area at its own risk before Plan Commission and Village Board review; the commission retained authority to approve or reject the modification. The petitioner is Dave Dalesandro of JB Development, Inc.
The application requests several variances: reduce a one‑way drive aisle width from the 16‑foot standard to 11.5 feet to fit within the property, reduce parking stall depth from 19 feet to 18.4 feet, reduce the front yard parking setback from 30 feet to zero, and waive certain front‑yard landscaping bed and irrigation requirements. Four trees within the affected area were relocated to the public right‑of‑way to preserve plantings. Schmidt said the Village Engineer did not express concerns about the reduced aisle width or stall depth given the employee/passenger vehicle use and the small scale of the new area.
Staff recommended approval of the amendment and variances; the commission accepted the Findings of Fact and voted to accept staff's recommendation. The vote was AYES: Commissioners Inez Flores, Calvin Wright, April Palmer and Vice Chair Lon Schank; NAYS: none; ABSENT: Chairman Ali and Commissioner Michael Shay.
Because the parking was installed at the applicant's risk, subsequent plan changes or corrections required by staff or the Village Board remain possible; the recommendation included standard conditions and plan‑review items noted in the staff memo.
