Brentwood planning board reviews design for 44 Route 125, schedules sitewalk and requires sidewalk

The Brentwood Planning Board on a design‑review agenda item heard a presentation from Jones and Beach Engineers and the property owner about a proposed expansion at 44 Route 125 that would add gravel storage areas and a building addition while avoiding direct wetland impacts.
"The site's located along Califf Highway, across from tractor supply," said Nick Lorenz of Jones and Beach Engineers, who said wetlands were delineated and the plan is laid out to avoid direct impact to wetland buffers. Owner Peter Gursi said the site currently operates as a welding and fabrication business and that the new 40‑foot containers would be for contractor and welding‑supply storage to keep materials off the ground.
Board members pressed the applicant to show truck access and a fire lane on the next plan set. A committee member noted that the fire department likes to see a turnaround and a depicted water‑supply line; staff confirmed fire review will be a condition of approval. Doug Finnan, an alternate on the board, asked about lighting for the container area; the owner said solar‑powered flood lights are planned and the applicant will follow the town’s shielding requirements.
Members also asked the applicant to delineate the vehicle/display area with a square‑footage or parking count so the board can monitor on‑site vehicle numbers. The applicant said the area today contains a mix of working trucks and display vehicles and agreed the next plans will mark the area more clearly.
The board scheduled a sitewalk for Saturday, May 30 at 9:00 a.m. and approved a motion to require a sidewalk (voice vote recorded as "Aye"). Staff asked the applicant to coordinate with the town engineer, Glenn, on any future addendum or site‑plan details.
The board closed the design‑review item after the applicant agreed to provide an updated plan set showing truck maneuvering, fire access, display area delineation and the proposed lighting approach.
