Board approves Park 41/Calusa Commons CPD and RPD after applicant outlines transition and preserve areas

Lee County commissioners approved a rezoning that creates the Park 41/Calusa Commons commercial and residential plan developments on roughly 134 acres in North Fort Myers.
Breanna Schrader, zoning planner, said the hearing examiner recommended approval with conditions and noted a revised condition that the Lee County School District would review school‑bus stop locations at development order. Jennifer Sappen, an AICP‑certified land planner for the applicant, described site design measures intended to transition between nearby light industrial uses and adjacent residences, including a 7‑acre water‑management preserve, preserved indigenous areas and a 25‑acre commercial parcel retained by the owner.
"This is an infill development with the infrastructure in place to support the proposed development," Sappen said, describing separate water systems for the CPD and RPD and a range of proposed uses from light industrial to assisted living.
Commissioners said the project supports local economic revitalization and infill goals; staff recorded one participant of record (Thomas Morgado). The board moved and approved the hearing examiner's recommendation with no objection recorded.
