The East Consolidated Zoning Board voted unanimously to recommend the Board of County Commissioners approve a final development plan and a conditional use permit for outdoor storage at 7325 West 210th Street in the Metaf 211 Industrial Park.
Michelle Liner, county planning staff, presented the application for a contractor shop and office with an outdoor storage yard for an excavation business, describing a roughly 6-acre site with buildings in the front and outdoor storage behind. Staff recommended approval of the final development plan and a 10-year CUP term for exterior storage, subject to the stipulations in the staff report.
The board asked about new fuel tanks and transformer placement. Applicant civil engineer Dan Finn said the tanks would be above-ground with containment meeting state regulations and that transformer location is being coordinated with the power company; Finn and owner Jeff Gatton said they would work with building permits for required clearances and spacing. "They'll be above ground with a containment system meeting all the state regulations," Finn said of the tanks.
Staff noted the preliminary plan had been approved previously and that the final plan is generally consistent with the preliminary; phasing changes submitted by the applicant were not expected to affect the review. With no public comment at the meeting, the board moved, seconded and voted unanimously to forward the recommendation for BOCC consideration on May 14.
Stipulations listed in the staff report include building-code compliance for fire flow and other requirements; staff also highlighted that fuel-tank details are addressed through the building-permit process and that the CUP term recommended for outdoor storage is 10 years.
