Bonham council approves rezoning of two tracts for local business and lower‑density multifamily

The Bonham City Council on Jan. 12 approved an ordinance to rezone two tracts of land after a public hearing and questions from the audience. City Manager Sean Pate said the applicant requested Tract A (about 3.0 acres, Property ID #75909) be rezoned from Single‑Family Residential (R) to Local Business (LB) and Tract B (about 19.7 acres, Property ID #100768) be rezoned from Single‑Family Residential/Manufactured Home Park (R/MH‑1) to A‑1 (Multifamily Residential, lower density).
Pate told the council the applicant has no immediate plans to develop either property and that any future development will have to meet the city’s adopted regulations and development standards. He also said the Planning and Zoning Commission approved the request at its prior meeting.
After the public had an opportunity to ask questions of the developer and offered no objections, Clark Smith moved to approve the ordinance and Kevin Hayes seconded. The motion carried on a unanimous 6‑0 vote.
The ordinance change updates the official zoning map for the two property parcels; council members did not attach conditions or a timeline for development. Annexation and separate zoning items for a different parcel (Property ID 132527) were tabled at the developer’s request to March 9, 2026.
