The Cottage Grove Plan Commission voted May 13 to approve a certified survey map (CSM) allowing Bryn Mawr Presbyterian Church to combine several adjacent parcels into two lots, with a condition tying the consolidation to a future rezoning for one parcel now zoned planned industrial.
Aaron, a village staff member who presented the request, said the church owns six or seven parcels and proposes one lot to contain the church and parking and a second lot that now includes a house the congregation may keep or remove. He told the commission one parcel is currently zoned planned industrial and ‘‘we can condition the CSM approval on taking effect when that zoning is straightened up.’’
Commission discussion touched on utilities and practical implications of combining lots; staff said existing utilities are already routed to the separate lots and no immediate utility changes were anticipated. A commissioner moved to approve the CSM with staff conditions; another commissioner seconded, and the motion carried by voice vote.
Next steps: the applicant will appear again for rezoning to reconcile the industrial-zoned parcel with adjacent residential parcels. The commission’s approval conditions the CSM on that rezoning, meaning the consolidation will not take effect until zoning is resolved and recorded.
