Commission approves resurvey to move front setback in Caufield Park; neighbors raise grading concerns

Sam Rasavong told the Gardendale Planning & Zoning Commission on March 12 that his resurvey request would “simply move the front building setback line forward 10'” for six lots in Caufield Park Sector II. The change is intended to reduce grading impacts and complies with the current yard‑setback provisions of the city zoning ordinance, the secretary confirmed.

Nearby resident Jackson Carr asked whether a grading and feasibility study had been completed and described the site’s topography: “Thirty feet from the edge of the cul‑de‑sac it drops about 15 feet then there is another shelf of about another thirty feet and then it drops another 15 to 20 feet.” Rasavong said he had walked the site, anticipated slab construction with potential basements and said he has not yet performed site work because approval is required before clearing. He also said he typically builds commercial warehouses and flips houses.

Commission members noted the resurvey will not alter the existing preliminary and final plats beyond the setback change and that the cul‑de‑sac contains the shown sanitary sewer hookup. On a motion by Alvin Currington, seconded by Ronald Barnett, the commission voted unanimously to approve the Rasavong resurvey. The commission then adjourned the meeting.
