Developer seeks rezoning for 21 luxury townhomes at 944 Sharit Avenue

Pioneer Land Acquisitions asked the Gardendale Planning & Zoning Commission on March 12 to forward a favorable recommendation to the City Council to rezone several parcels around 944 Sharit Avenue from C‑2 and R‑4 to RT‑4, a townhouse residential district.
Paul Fields, representing Pioneer, said the company envisions 21 higher‑end townhomes with four floor‑plan options ranging from about 1,600 to 2,200 square feet and a pricing point “between $385k to $450 with high‑end amenities.” Fields said the developer distributed renderings and intends to market the product as a premium townhome community with stone façades, quartz counters and crown molding.
The proposal drew technical questions from commissioners. Engineer Logan Gandy, PE, told the board the county is requesting “a 20' wide easement whether it be from each adjacent property owner or the remainder being from one adjacent property owner” to enable sanitary sewer connection; the developer said both gravity and pump‑assisted connection options had been discussed. Commissioner Alvin Currington pressed the group on stormwater and impervious surface management, noting the city standard that new development cannot increase runoff beyond existing conditions. Gandy noted a site note that pervious paving is being considered for the cul‑de‑sac as one possible mitigation.
The developer confirmed fire department turnaround dimensions had been incorporated into the conceptual layout and said parking would be handled by garages and driveways; the project team also said an HOA would manage shared infrastructure and common areas. The commission’s city engineer, in an exhibit letter dated March 5, 2026 from TTL, Inc. (Rick Nail, PE), reported no further comments on the rezoning following review of the conceptual layout.
On a motion by Bob Moore, seconded by Richard Bradley, the commission voted unanimously to forward a favorable recommendation to the City Council to rezone the identified parcels at 944 Sharit Avenue to RT‑4 for attached townhouse dwellings. The recommendation will be considered by the City Council at a future meeting.
