The Lorain City Demolition Board of Appeals voted April 15 to deny several requests to stay demolition for owners who did not appear and to continue stays of other properties where owners reported renovation progress.
The board denied a stay-at-demolition application for Case 0022026 at 2925 Grove Avenue (owner: FGSK Properties LLC) after no representative appeared. Committee member (S4) moved to deny the application, saying, "I'll make a motion to deny the state of demolition application." The motion was seconded and the chair declared the motion carried.
In Case 0032026 (3250 Crow Avenue, owner Samantha Wooten) the board again heard no representative and voted to deny the stay-at-demo request after a motion and second. For another Lundberg-owned property (Case 22-2025, 3144 Camden Avenue) the owner did not attend; the board discussed the owner's prior communications but voted to deny the stay with one recorded opposition (Mister Weber).
Several properties were continued to allow repair work to proceed. Case 012026 (504 West 24th) — where the owner/representative (Diana Muslin, S6) reported completed backyard cleanup, removed roof shingles, installation of HVAC units and pending electrical and plumbing permits — the board voted to continue the stay so renovations can move forward. A contractor for 1113 West 10th (Case 652024, All American Home Renovators LLC / Overture Multi Services LLC) reported the siding, windows and roof were nearly complete and the board continued the stay. Owner Silas Bucks (615 West 23rd, Case 462024) described delays due to finances and equipment; the board continued that stay as well.
The board also continued Case 15-2025 (544 & 546 Reed Avenue) after a representative reported electrical inspections had passed and drywall work was imminent. Case 14-2025 (1769 East 28th, Queens Corner) and Case 24-2025 (446 Delaware Avenue, Advanced Living/Artist Taylor) were continued after owners described plans for roofing, masonry and further work; the board emphasized immediate attention to the building envelope (roof, masonry, windows).
Votes at a glance (as recorded in the meeting): - Case 0022026, 2925 Grove Avenue (FGSK Properties LLC): stay denied (motion carried). - Case 0032026, 3250 Crow Avenue (Samantha Wooten): stay denied (motion carried). - Case 012026, 504 West 24th (owner filed as Diana Michelin / represented by Diana Muslin): stay continued. - Case 22-2025, 3144 Camden Avenue (William Lundberg): stay denied; one recorded opposition (Mister Weber). - Case 652024, 1113 West 10th (All American Home Renovators LLC / Overture Multi Services LLC): stay continued. - Case 462024, 615 West 23rd (Silas Bucks): stay continued. - Case 15-2025, 544 & 546 Reed Avenue: stay continued. - Case 14-2025, 1769 East 28th (Queens Corner): stay continued. - Case 24-2025, 446 Delaware Avenue (Advanced Living / Artist Taylor): stay continued.
Why it matters: Decisions to deny stays place properties back on the city's demolition list and can lead to enforcement actions; continuations give owners time to finish repairs and avoid demolition if work proceeds. Board members repeatedly emphasized consistency in how absences and incomplete submissions are handled.
What’s next: The board agreed to place a policy discussion on the next meeting agenda to consider requiring owners to submit written updates, timelines and photos at least one week before hearings so members have adequate information to evaluate stay requests. The board adjourned after the agenda was completed.
