Supervisors approve $138,600 construction‑management contract for Municipal Center roof project

Eric Gartmeyer presented the item and said the building’s roof has leaked repeatedly since 2023 and that the work was included in the 2026 capital budget. He described the contract as construction management and design oversight — not the construction contract itself — and said the full construction cost is approximately $1.2 million. Gartmeyer noted the township received a grant of about $566,000 toward the construction portion.
Residents asked whether the $138,600 fee included warranties or guarantees; Gartmeyer said standard contract protections would apply and that Boyle, as construction manager, would help ensure a complete bid package, oversee daily construction meetings and minimize change orders. Board members asked about project timeline and contingencies; staff estimated preconstruction through construction oversight would include preconstruction work, design and bidding, and at least six months of active construction supervision.
After board questions, Supervisor Motion and a second were called; the motion to award the construction management contract passed unanimously 5–0. The board reserved final approval of the construction contract itself until bidding and recommended the public watch the agenda for future bidding and award dates.
Next steps: staff will return the construction contract for board award after design and bidding have been completed and will post procurement events on the township agenda/website.
