Commission approves vehicle service station at East 42nd Street with conditions

Carlton Moore, the agent, and a representative who identified herself as Dendra Patel approached the podium and were sworn. Commissioners noted a variance had been granted earlier with conditions and that, per staff, the conditional-use standards were now satisfied provided an easement agreement is in place.
"As long as the easement agreement is in place, it's fine," planning staff (Evelyse) said, and she recommended directional signage to ensure one-way parking flows for employees and customers.
Commissioners also reviewed a parking discrepancy noted in the January staff letter; the applicant produced a revised site plan showing the required 25 parking spaces. "So 25 was needed. We have 25 parking spaces," the chair said during the exchange.
A commissioner moved to approve the conditional-use permit with the listed conditions, including conformance with the previously granted variance and required signage. The motion passed by voice vote; the chair reminded the applicants that the permit is conditional on meeting the enumerated requirements.
What happens next: the applicant must finalize the easement agreement, install the directional signage required by staff and meet any other conditions described in the variance and the commission's written decision before operating under the conditional use.
