The Lake Ridge board approved its 2025 budget and voted to raise the reserve contribution fee due on property transfers from $1,200 to $1,500.
Board members said the association received only a handful of resident comments on the budget. One director noted an email from a resident whose view of community conditions differed from the board's assessment; the board characterized that submission as an outlier. Finance staff and board members discussed a possible future carve‑out for buyers who already live in the community and are upgrading homes, noting that roughly 11 homeowners would be affected by any targeted exemption and that most of those were investors rather than incumbent residents.
"The budget delineates the sales fee as $1,500," a board member said during discussion. The board voted to approve the budget as presented by voice vote and separately approved a motion to increase the reserve contribution fee on transfer from $1,200 to $1,500; the motions carried without recorded roll-call tallies.
Board members said how the fee is implemented (for example, whether to exempt certain incumbent buyers) could be addressed in a future action by the board and is not required for the budget adoption itself.
