Rockledge Planning Commission unanimously recommends annexation and industrial zoning for 3795 Flypark Drive parcel

The Rockledge Planning Commission voted unanimously May 5 to recommend City Council approve annexation, a comprehensive plan amendment and a zoning change for a 0.11-acre parcel at 3795 Flypark Drive, Units 1-3.
Community Development Director John W. Cooper told the commission the requests (ANX-26-02, CPA-26-03 and ZDA-26-04) are tied to a site plan for about 220 townhomes north of the subject parcels and that the annexation is needed because the development’s sewer infrastructure would connect to those parcels. Cooper said the property is currently served by a septic system and that the applicant acknowledges connection to Rockledge’s sanitary sewer will be required at the applicant’s expense when the city deems it necessary.
Cooper summarized staff’s review and recommended forwarding the annexation, the comprehensive plan amendment and the zoning district amendment to City Council, saying staff found the proposals consistent with the Comprehensive Plan and the City’s Land Development Regulations. No members of the public spoke during the hearings.
Commissioner Doug Williams moved to forward the annexation recommendation and Commissioner Jacqueline Gonzalez seconded; the motion passed 5-0. The commission later voted 5-0 to recommend approval of the comprehensive plan amendment and the zoning change to M2 – Light Industrial and Warehousing District.
The recommendations will be transmitted to the City Council for final action. The commission adjourned at 6:17 p.m.
