Rockledge planning panel backs annexation and commercial zoning for 2355 Pluckebaum Road

The Rockledge Planning Commission voted unanimously April 7 to recommend that City Council approve the voluntary annexation of a roughly 7.14-acre parcel at 2355 Pluckebaum Road and accompanying land-use and zoning changes to allow commercial use.

Community Development Director John W. Cooper told commissioners the annexation application (ANX-25-01) is paired with a Comprehensive Plan amendment (CPA-25-01) to designate the site COM–Commercial on the Future Land Use Map and a Zoning District Amendment (ZDA-25-02) to rezone it to C2–General Commercial. Cooper said staff consulted Public Safety, Public Works and Wastewater and concluded municipal impacts would be minor because the property’s intended use would remain office.

Cooper also noted the parcel is currently served by septic; if the property connects to the city sanitary sewer in the future, the applicant must pay connection costs when the city deems connection necessary. Chairwoman Karen Kuta opened the required public hearings; there were no public comments for any of the three items.

Commissioner Doug Williams moved to forward the annexation application to City Council with a recommendation for approval; Commissioner Jacqueline Gonzalez seconded and the motion passed 6-0. Commissioners later voted 6-0 to recommend approval of the comprehensive plan amendment (motion by Gonzalez, second by Williams) and to recommend approval of the zoning district amendment (motion by Thomas Bird, second by Julie Rebelo).

The Planning Commission’s recommendations are advisory; final action is reserved for the Rockledge City Council. The timeline for Council consideration was not specified during the meeting.
