Staff presented the Briargate Voyager land-use plan and zone-map amendment for 7.93 acres at 1625 Springcrest Road, proposing MXM (mixed use medium) with the Air Force Academy overlay.
The land-use concept anticipates roughly 236 dwelling units; staff noted that the number on the land-use plan is conceptual and not binding for the development plan stage. Neighbors and parents at prior outreach expressed concerns about compatibility with adjacent single-family estate neighborhoods, traffic impacts at Voyager and Briargate (and on-ramps to I-25), and school-safety issues near Classical Academy; staff confirmed the school has not taken an official position and is coordinating separately on traffic questions.
Staff listed required developer improvements if the application advances: restriping acceleration/deceleration and right-turn lanes, coordination with the Colorado Department of Transportation (CDOT) on regional impacts, dedication of about 9 feet of right-of-way on the north property line for sidewalks, and construction of the Skyline regional trail connection through the property. Commissioners said they expect the applicant to present traffic and circulation studies at the public hearing.
Staff reminded the commission that land-use plan figures are conceptual and that development-stage details (including unit counts and final traffic mitigation) will be resolved later in the process.
