Colorado County Commissioners on Oct. 27 approved a preliminary plat for Estates at the Falls, a proposed 46.38‑acre subdivision in Precinct 3.
On a motion by Commissioner Keith Neuendorff, seconded by Commissioner Darrell Gertson, the court unanimously approved the preliminary plat for a 47‑lot residential development located in the Charles Fritsche Survey, Abstract No. 199. The application materials filed with the minutes identify the property owner as TFG Holdings LLC (applicant J. Kelly Joy), the surveyor as Campbell Geodetics LLC and the engineer as Welshuhn Engineering, Inc. The plat packet notes intended uses, proposed lot sizes, and indicates TFT Utilities as the water/wastewater provider for the development; the application also documents floodplain and drainage checklist entries required by county development regulations.
The court’s recorded motion carries standard conditions of preliminary approval and places project materials in the official record. The minutes list submission requirements and checklist items (blue line copies, application fees, letter of water/wastewater availability) that remain part of the county’s platting process.
