Warren County board approves 16-foot setback variance for Bailey garage

The Warren County Zoning Hearing Board on April 22 approved a 16-foot variance reducing the required 30-foot front-yard setback to 14 feet at 8 Stoney Lonesome Road in Glade Township, allowing Lisa Bailey to replace an undersized, nonconforming garage with a larger one.
Vice-Chair Donald C. Saporito, Sr. introduced the application and said the parcel (Tax Parcel WN-823-914500) is zoned R1 and consists of about .51 acres. Zoning Officer Aubree Gonzales confirmed the property is a corner lot with two front yards and explained the replacement garage would increase the property’s nonconformity on the Whitney Street side. Gonzales also confirmed that property owners within 300 feet were notified, the hearing was advertised, and the property was posted.
Applicant Lisa Bailey testified she needs a larger garage because the existing structure “doesn’t serve the purpose that we need it for,” and requested the 16-foot variance. No neighbors or other objectors spoke at the hearing; guest Richard King commented but did not object. Solicitor Timothy Bevevino said he had no problem with the request.
Board member Edwin W. Atwood moved to approve the variance; Dennis Johnson seconded. The board voted unanimously in favor; the motion carried. The board adjourned the hearing after the vote. The variance approval allows Bailey to seek the necessary building permits and proceed subject to any additional permit or code requirements.
