Warren County zoning board approves sandblasting and painting special exception in Eldred Township

The Warren County Zoning Hearing Board on April 1 unanimously approved a special exception allowing Ryan Ongley to operate an industrial/commercial sandblasting and painting service at 190 Hunt Road in Spring Creek (Eldred Township).
Chair David Miller opened the hearing at 10:00 a.m. and said the board would consider the request under Article III §302 and Article IV §401.52 of the county zoning ordinance, which require a special exception for sandblasting and painting services in the ACR zoning district. The property is listed as Tax Parcel CY-009-673700 and comprises about 11.77 acres.
Zoning Officer Aubree Gonzales told the board that required public notice had been completed — owners within 300 feet were mailed notice, the hearing was advertised in the newspaper, and the property was posted — and that she had reviewed the proposal against the ordinance standards. "He is also working with DEP, and I see no reason for him not to move forward," Gonzales said, concluding that Ongley could meet the applicable criteria.
Neighbor Gary C. DeAngelo, who said he has a camp nearby, asked to be made a party to the hearing and raised concerns about potential noise and traffic from the proposed operation. Solicitor Timothy Bevevino said he did not have a problem with the request; no other testimony or documentary evidence was offered to the board.
Board member Edwin W. Atwood moved to approve the special exception; Donald C. Saporito Sr. seconded. A vote was taken and all members present voted in favor. The board approved the application and the hearing was adjourned at 10:21 a.m.
The board did not record any additional conditions attached to the approval in the hearing record. The decision allows Ongley to proceed with permitting and any required DEP or other regulatory steps.
