The Guthrie Planning Commission recommended approval of a special‑use permit for 306 West Seward Road that would allow a single accessory building slightly larger than the code’s usual size limit.
Staff (S2) told the commission the zoning-code update added provisions to accommodate diverse lot sizes across the city; properties 1.5 acres or larger are not bound by the typical limitations, and the applicant’s 1.1‑acre lot seeks a single accessory structure about 200 square feet larger than the usual allowance. Staff said the special-use permit process is the correct avenue for that flexibility and noted comparable large properties nearby.
Commissioners moved, seconded and recorded a 4–0 recommendation to the City Council. The action is a recommendation only; final approval and any site-level civil review come at later permits and the council meeting when the item is considered.
