Union County planning staff on May 18 presented a conditional rezoning request (CZ2026-001, "Marcham") for a landscaping-supply and light equipment-storage business located on NC 75 east of Mineral Springs.
Senior planner Bjorn Hansen described the site plan, buffers and a stormwater pond, and said access would be limited to right-in/right-out for exiting vehicles to reduce left-turn conflicts because trucks frequently tow trailers. He said the request included a five-year vesting period and that the parcel could meet the Unified Development Ordinance’s development standards. Planning staff and the Planning Board recommended approval on a unanimous vote.
Applicant counsel Christopher Duggan and owner representatives said the facility will be low-impact, served by county water and on-site septic, and estimated daily vehicle counts of "approximately 25 to 45" trips depending on the day. No members of the public signed up to speak on this petition and the hearing was closed.
