Nicole Blanda, an attorney with Bizelle Blanda Visconti, said the applicant, R and J Holdings of L I N Y, LLC, secured Zoning Board of Appeals variances in December 2025 for frontage and lot area for Lots 1 and 2 and that Lot 3 is conforming. She described each new house as a two‑story, four‑bedroom home with an internal garage and an unfinished basement.
Board members asked practical questions about utilities and building access. A board member asked whether the property lies within the Southwest Sewer District; Blanda said sewer service is available but she was not "100% positive" of the district boundary and the board requested confirmation. The applicant confirmed basements would have egress windows but no outside entrances.
After questions, the chair moved to close the public hearing and reserve the board's decision so staff can review feedback and confirm outstanding details. The motion was made by Frank, seconded by Dan, and the chair said the decision would be reserved while the record remained open to written comments. The board directed members of the public and interested parties to inspect application documents at the Town of Babylon planning office or submit comments by phone or email.
