Kettering Planning Commission approves two lot replats

The Kettering Planning Commission on May 18 unanimously approved two residential lot replats following staff recommendations and brief discussion.

Joe David Roller, the city planner and zoning administrator, told the commission staff had reviewed an application to replat part of Ridgeley Woods Lot 1 at 1330 Big Hill Road (planning case 26-009). Roller said the proposal would divide the parcel into two lots, with the smaller lot “a little under half an acre” and the larger Lot 2 at about 8.25 acres, and that staff found no problems and recommended approval with no conditions.

The applicant, George Reinke of the Reinke Group, said the smaller house had originally been purchased for a groundskeeper and the homeowners association wants to split it off to avoid being “in a rental business.”

A commissioner moved to approve the Ridgeley Woods final record plan; the motion was seconded and approved on a roll call in which all voting members present — Ken Lackey, Troy Urbis, Don Rethman and Chair Marie Waske — voted yes.

The commission then considered a second replat request for 425 Ivy Crest Terrace (planning case 26-00011). Roller said applicants propose combining Lot 7 and part of Lot 6 of the Deetz Utzinger plat into a single 0.8738-acre lot to allow a future expansion of the existing home. Staff again recommended approval without conditions, and a commissioner asked one clarifying question about the lot number before the vote.

Commissioner Don Rethman moved to approve the Ivy Crest replat; after a second, the motion carried on a unanimous roll call with the same voting members in favor.

No members of the public offered comments during the audience participation portion of the meeting. Staff asked commissioners who needed to sign motions to remain briefly after the meeting to complete paperwork. The commission adjourned and scheduled its next regular meeting for 7 p.m. on Monday, June 1, 2026.
