Morgan said identified weak areas include the rotunda and lower roof levels, with visible interior ceiling damage in the cupola area. The presenter described the scope as a roof restoration focused on removing and repairing damaged areas and applying manufacturer products rather than a full roof replacement in all areas.
A representative with Tremco (Cameron Holbrook) said the project would take about 8–12 weeks to complete, weather dependent, and include warranty coverage. Commissioners asked whether the contract included renewals or ongoing fees; staff and the vendor said there is no renewal and the manufacturer’s warranty covers leaks or damage for 20 years. County legal review was flagged as pending; commissioners requested warranty and scope language be verified in contract exhibits prior to signature.
The board unanimously approved the contract and authorized the chairman to sign all related documents pending final legal review. Staff said work would likely begin after contract ratification in July 2026 with roughly 3 weeks for mobilization followed by the 8–12 week construction window.
