Staff reported that Keith Consolidated Industries continues to explore purchasing property in Ardmore and is assembling information on moving equipment from Oregon to Tennessee; the company may seek typical tax-abatement incentives if it decides to locate here, and staff described 3–5 year abatement schedules used elsewhere that ramp from a partial exemption to full abatement over time (Staff member, Speaker 5). The presenter said an estimate for a proposed local facility at the Martin site would be roughly $330,000 in local matching dollars if sufficient grant funding remains.
The presenter also described hotel acquisition activity: one hotel’s auction was delayed to May 19 to reduce immediate pressure on the property while an investment group seeks to acquire three distressed hotels and restore them into brand systems. Staff said one property currently cannot be booked in the Hilton system because the operator had not been remitting royalties; the group plans phased purchases and eventual brand reinstatement.
Staff discussed grant funds available for wastewater and industrial-site engineering: a $97,500 grant tied to a three-star program was mentioned, and staff said they had secured permission to spend remaining grant funds on engineering work so the county can prepare spec-designed buildings and then apply for construction grants next spring. The presenter also said an engineering firm, Kleinfeldberg, had been engaged to prepare designs for a proposed wastewater project and described options for a utility district to own and contract out operations.
