Ross said the parcel is roughly 2.2 acres; the firms use it to store supplies and materials and typically pay the entire year's rent in advance. Under the draft staff proposal discussed in the meeting, rent would start at about $1,000 per month this year and increase by $100 each year (ending near $1,400 after five years). Commissioners questioned local market comparables and suggested a slightly higher starting rent; one commissioner suggested $1,200 per month with the same $100 annual escalator. Commissioners also asked that staff insert a contractor-friendly exit clause (about 180 days) so tenants have time to vacate and requested that staff bring a revised draft for formal approval.
Ross said there have been no problems in nine years of tenancy and that staff will make minor adjustments to the draft lease before placing it on a future agenda for commission action.
