Lemont board approves annexation, rezoning and special-use for Fire Protection District station

The Lemont Village Board approved a package of ordinances to annex properties for a new Lemont Fire Protection District Station 1 and to complete zoning and planning steps required for construction.
After opening a public hearing, staff member Jason explained that the Fire Protection District purchased multiple parcels, two of which were unincorporated and must be annexed into Lemont. Jason said the annexation agreement affirms development plans and zoning and includes a life-estate clause for an existing occupied home on one parcel. Trustees asked about enforcement and timing; Jason confirmed the agreement gives the existing owner six months to demolish the building after the triggering event (vacation of the home or transfer beyond the permitted title restrictions).
The board moved and approved Ordinance O-20-26 (annexation agreement) and associated ordinances O-21-26 (annexation recordation), O-22-26 (rezoning of about 3.6 acres to the institutional zoning district), and O-23-26 (special use and preliminary planned-unit development and plat for Station 1). Jason said that the final planned-unit development will return for later approval and that a sign plan will be recorded with Cook County once the village receives it.
Trustees also noted and corrected a scrivener’s error on the agenda where a street was listed as “Walker” instead of Walter Street; staff confirmed the ordinances’ titles and attachments used the correct location. No resident testimony opposed the annexation on the record; one trustee asked for protections so the property does not become rental housing after the life estate expires.
The approvals were taken by roll call and recorded as affirmative votes. Future steps include final PUD review and recording the annexation with Cook County.
