The Historic Preservation Commission voted to approve two Certificates of Appropriateness on August 6, granting homeowners permission to enclose a covered porch and to convert attic space into a loft and bathroom.
Staff told the commission the first application — to enclose an approximately 126-square-foot porch at 4 Headed Tide — met the Unified Development Ordinance criteria and recommended approval without conditions. "Staff is recommending approval without any conditions," the town planner reported. Commissioners moved and seconded the motion and recorded unanimous support.
Later in the meeting staff presented a separate COFA for 43 Thomas Hayward to add a shed dormer and convert part of the attic into an approximately 240-square-foot loft and bathroom. Staff again said the proposal appeared to meet the review criteria and recommended approval. After brief architectural clarifications the commission approved the application as submitted.
Both approvals were handled during the meeting's consent-like items, where staff had concluded the proposals conform to UDO standards and the commission found no outstanding objections. The approvals allow the applicants to proceed, subject to any required building-permit review and applicable inspections.
The commission moved on to several more complex applications that drew extended discussion and, in some cases, conditions or tabling for redesign.
