The Marriott-Slaterville Planning Commission approved two development items: a site plan for Perks Roofing at 1062 West 1500 South and a conditional-use permit for a motorsports rental business at 1275 South 1200 West.
For Perks Roofing, Bill, a city staff member, presented the site plan and supporting materials and recommended approval subject to compliance with staff and affected entities, the city engineer’s memo, and dark-sky and low-impact development stormwater requirements. The staff memo noted a remaining outstanding item: a required letter from Central Weber in support for the building permit. Chair moved for approval with those conditions; the motion passed.
On the conditional-use permit, the applicant’s representative, Chad Bailey of North Ogden, identified himself as the project architect and described a small motorsports rental and display operation—"they're going to rent all sorts of things. Razors, snowmobile, trays," he said—storing active inventory in a rear parking area and keeping a small display frontage. Commissioners focused on potential noise, parking, dust control, fencing and hours of operation. The commission set operating hours and conditions intended to limit impacts: dust-control surfacing (gravel or pavement), fencing/screening per staff direction, limits on inventory to ATVs/UTVs/snowmobiles (no travel trailers, motor homes or boats), and a prohibition on on-street parking for loading. Chair moved to approve the conditional use subject to conditions and the motion carried.
Both approvals include compliance with municipal code, dark-sky lighting and stormwater regulations; staff will record conditions in the permit and monitor compliance through standard permitting and complaint processes.
