The Sawyer County Zoning Committee approved Rezone 26-002 for the Town of Hunter, allowing 3.5 acres to change from Residential Recreational 1 (RR1) to Commercial 1 (C1) to permit storage units and related small-business uses.
Jay, the zoning staff member, described the property at the northeast corner of Highways B and S near the Chippewa Flowage and said town of Hunter had unanimously recommended approval. Representatives of the owners (Jean and Tom Carr) were not present; Sylvia and Sarah spoke on their behalf, describing a preliminary storage-unit layout and plans to retain an architect for a professional site plan.
Staff noted one objection letter from an adjacent property owner (Carol Cole) and said seven adjacent property owners were notified. Committee members asked about sketches, setbacks and whether future living quarters on a commercial lot would be restricted; staff said county ordinance limits living quarters in C1 to property owners or operators and that additional permits would be required if uses changed.
Following questions and a motion to approve with standard findings of fact (promote public health and safety, encourage orderly development, protect property values), the committee voted in favor of the rezone.
