Benjamin Dodo, the applicant’s licensed professional engineer, summarized revisions to a proposed special-exception site plan for GPR Owner LLC in Danbury’s IL-40 zone, telling the Planning Commission on May 7 that the team had addressed engineering, traffic and drainage comments and made several on-site adjustments.
Dodo said the front crosswalk will be moved about 10 to 15 feet west, with ADA landings added on both sides and upgraded signage to tie the path into the city sidewalk network. He described changes to the drainage and grading plans, a detention and water‑quality system, and landscape adjustments so new plantings avoid storm infrastructure. The presentation included a note that one parking space was removed in the rear to create a required separation for a relocated fire hydrant and to improve emergency access.
On environmental controls, Dodo said the site has been previously remediated and the project would continue soil management on-site rather than exporting material. He said the project is pursuing a floodplain permit and reported a "net excess cut" (available storage) of 234 cubic yards; any earthwork would follow a Connecticut DEP soil-management plan and the applicant’s licensed environmental professional would keep the city’s EIC informed.
Commission staff and the fire marshal had issued final reports and letters, and planning staff told the commission the outstanding comments were minor and not "deal‑breakers." After public comment opportunities, a motion was made and the commission closed the public hearing for special-exception application No. 754 and moved the matter to item 1 under old business for further consideration.
The commission’s action at the meeting did not represent a final approval of the site plan; planning staff said a final staff report will be prepared and the item will return for action once outstanding administrative items and DEP coordination are complete.
