The Pleasant Hill Planning & Zoning Commission on March 2 recommended approval of a site plan submitted by P-Hill Partners, LLC for Fourmile Landing, a proposed 11,250-square-foot, four-unit industrial flex building on a 1.46-acre vacant parcel at 5614 NE 12th Ave.
The project calls for 40 parking stalls, a shared access drive to NE 12th Ave, tenant-managed trash storage, 4-inch water and sanitary service lines tapped from the NE 12th main with individual meters for each unit, and on-site and shared stormwater detention basins. Commissioners and city staff reviewed utility connections and stormwater configurations during the presentation.
Commissioner Jordan Hutchens moved to recommend approval and Commissioner Luke Hardie seconded. The motion carried unanimously, with the recommendation conditioned on resolution of remaining staff and engineering comments before final permits are issued.
Next steps: staff will track outstanding engineering comments and return final documents as part of administrative permitting; the commission's recommendation will be included in the record for subsequent building-permit review.
