Gage County holds hearing on Acton special-use permit for commercial event center; P&Z recommends approval

The Gage County Board of Supervisors held a public hearing on May 13 for Special Use Permit 2026-3, an application from Beverly Acton to convert a building on the Acton farm into a catering kitchen and small event center.
Planning and zoning staff told the board the proposed use conforms to A-1 district regulations and recommended approval; Terry Acton recused from the P&Z commission vote. Chair noted one nearby property owner testified about traffic and noise concerns at the P&Z hearing but that the commission still found the permitted use consistent with zoning.
"The site would house a catering kitchen and a small event center," applicant Beverly Acton said after being sworn. Acton described operations run by her and her husband, said the venue could seat approximately 150 people, and detailed compliance steps already taken: meetings with the Nebraska State Fire Marshal and the Blue Springs Fire Department, a state health inspector review of the kitchen, ADA-accessible entrances, dedicated parking with drop areas and signage, and waste and lagoon sewer connections. Acton said she would post notices about the nearby curve and work with roads staff on entrance signage to reduce risk.
Board members thanked Acton for investment in the county and acknowledged the procedural steps applicants must complete. After testimony and no further public speakers, the board closed the hearing at 09:43 and said the special-use permit application will return on a future agenda for decision by the full board.
Next steps: Acton’s application will be placed on an upcoming board agenda for a final vote; planning and zoning findings and the applicant’s documented compliance with fire and health requirements will be part of the record.
