Winfield board approves up to $450,000 in TIF aid for Burger Bros Pub expansion

The Winfield Village Board of Trustees on Jan. 15 approved a tax-increment financing development agreement with Burger Bros Pub Incorporated to support a roughly 1,100-square-foot expansion of the restaurant at 0 South Winfield Road.
Owner Greg Anetzberger told the board the project would add roughly 35 seats, expand kitchen capacity and install accordion-style sliding doors to open the patio to the interior. "We've been with you guys for eight years," Anetzberger said. "We're taking on about 1,100 additional square feet... it's just time to make that change and grow with the town." He estimated construction would take about 8 to 12 weeks, with final design taking roughly four weeks.
Staff described the TIF-eligible scope and recommended assistance not to exceed $450,000 from TIF 1 to help pay eligible construction costs. The board asked about seating counts, timing and the contractor's prior local work; the contractor (identified as Chris) confirmed design and construction sequencing and that the doors are double-pane, sliding units intended to create a seamless indoor-outdoor feel in summer months.
Trustees praised the plan as a way to retain and strengthen an established downtown business. Trustee Janowick moved the ordinance and Trustee Pascola seconded; the motion passed on roll call. "It's great for Town Center," one trustee said, noting the expansion would help keep the restaurant in Winfield.
The agreement covers only the TIF-eligible portion of the project; the village packet and staff presentation included the estimated sales-growth projections (the applicant forecast a roughly 40% sales increase tied to the expansion) and construction budgets used to calculate the recommended not-to-exceed amount. The board asked the applicant to keep residents informed during construction.
The board took the vote and approved the TIF development agreement. The project will proceed through final design and permitting before construction starts.
