The hearing examiner heard a privately initiated rezoning request to change zoning for two parcels at Whispering Pines Road from agricultural to R‑1 single‑family residential.
Marilyn De Maio, representing applicant Benito DeMeo, said the parcels are agricultural lots surrounded by single‑family homes and the applicant seeks to allow future single‑family development. "We want to submit so that we're able to move forward in the correct way," De Maio said.
Anthony Santore, senior planner, told the examiner staff found the rezoning consistent with the comprehensive plan and compatible with existing uses, noting the parcels are on non‑maintained gravel roads without city water or sewer and that the R‑1 district best aligns with surrounding development. Santore said fire anticipates minor service impacts and police anticipate no notable immediate impact.
Staff recommended approval and indicated the case could be introduced to city council around July 15 following the statutory hiatus. No members of the public stated opposition at the hearing; the examiner said she would recommend the rezoning forward to council.
