Council approves Ridgefield subdivision signage plan; rezoning of 12.5 acres discussed

The North Ridgeville City Council on May 18 approved a Planning Commission recommendation permitting entrance signage and a landscaping plan for the Ridgefield subdivision (Pulte Homes LLC / Bob Schmidt Homes Inc.) subject to five conditions, including setbacks, easement language and arborist review.
The clerk read the Planning Commission's conditions: sign placement must maintain a minimum 5-foot setback from known utilities; landscaping must not impede stormwater or utility access; a landscape easement with vesting language must be included where required and define HOA maintenance responsibilities; final street locations and any changes must be approved by the city arborist; and the city arborist shall review the plant list to avoid invasive species.
Councilmember Winkle moved to approve the recommendation; the clerk recorded the motion as carrying. Council also received a Planning Commission recommendation to rezone an approximately 12.5-acre city-owned parcel from R-1 (residential) to I-2 (light industrial) to align zoning with adjacent parcels on Route 83 and the Sugar Ridge area. Winkle explained the rezoning would prevent housing on that parcel and allow a business district; that rezoning item appeared on second readings and does not require immediate council approval.
The council also dispensed with recess and proceeded to first readings of ordinances. The clerk listed upcoming meetings and the council adjourned.
