Development plan approved for Krenz LLC site after fence permit and deed dedication conditions

The Porter County Development Review Committee approved development-plan final approval April 23 for DP2025-11, a proposed two-building commercial project at 550 North 625 West in Union Township, subject to two conditions: the petitioner must obtain a permit for an existing fence and the county commissioners must accept an associated deed of dedication.
Kevin Coroz of McMahon Associates presented the project and acknowledged previous unpermitted improvements on the property. Coroz told the committee that engineering and planning had issued substantial-conformance letters and that “we officially got our approval for the drainage board” for a pond on the west side of the site. He also said the team had appeared before the board of zoning appeals for several variances tied to setbacks, façade and landscaping standards and other site features.
Committee members pressed the petitioner on a chain-link fence installed for a current tenant, Lawless Auto Body. The petitioner said the fence “was installed for them specifically” and agreed to secure any needed permits. Staff and the petitioner also discussed a deed-of-dedication for additional right-of-way on County Road 600/625; the petitioner said that deed would be presented to the commissioners for acceptance.
A committee member moved to approve the development plan “subject to them getting the fence permit and outcome of the final commission.” The motion was seconded and approved by voice vote.
The committee’s action clears the county-level development-review hurdle, but the petitioner still must obtain the fence permit and complete the commissioners’ deed acceptance before final, recorded approval is final. The petitioner said it would pursue those steps and return as needed.
