Council approves rezoning for two Indianola parcels to allow single-family home

Indianola— The City of Indianola council voted unanimously to rezone two adjacent parcels totaling about 10.24 acres at the northeast corner of South K Street and West 12th Avenue from A-1 agricultural/open space to R-1 single-family residential.
Planning staff presented the proposal, saying the north parcel is about 5.61 acres and the south parcel 4.63 acres and that the request would permit construction of a single-family detached residence where current ordinance density rules would otherwise prohibit it. The parcels were notified by mail on April 22, 2026; staff told the council it received no correspondence for or against the request and that the proposal "is in general conformance with the comprehensive plan and the future land use map." Planning Commission recommended approval by a 5-0 vote.
Council members asked staff for clarifications about whether the lots would be combined (staff said they would remain as two lots) and whether the ownership parcels were correctly displayed on the map. One council member confirmed a nearby property owner had no objections after a brief neighborhood meeting hosted by the realtor representing the future owner.
Following the presentation and the close of the public hearing, Council member Armstrong moved to approve the rezoning; Council member Lee seconded. The motion carried 5-0.
Next steps: staff will implement the ordinance change consistent with the council action and update city records to reflect the new zoning designation.
